Homeowners ask us this one constantly, usually from a 1950s Puget Sound house with baseboard heaters, no ductwork, and no interest in tearing open ceilings. The honest answer is yes — a multi-zone ductless system can absolutely be the only heating and cooling in a home here. Whether it should be depends less on square footage than on how many walls your house has.

Here's the version we give people standing in their living room.

The short answer

A whole-house ductless system is a real, common, code-compliant way to heat and cool a Western Washington home. We install them constantly, especially in homes with baseboard or wall heaters where there's no duct to reuse.

Western Washington also happens to be excellent territory for it. Winter design temperatures across our 45-city service area run from 17°F in Olympia and Lacey to 29°F in Tacoma, Lakewood and Gig Harbor. That's well inside the band where modern inverter-driven ductless systems deliver their rated output without breaking a sweat. Nobody in Puget Sound needs a cold-climate scare story.

The real design question is coverage, not capacity.

How a whole-house ductless system actually works

One outdoor unit, several indoor heads

A multi-zone system uses a single outdoor condenser connected by refrigerant lines to two, three, four, or more indoor heads. Each head has its own remote and its own thermostat setpoint. That's the biggest advantage over a central system: the bedroom can run at 65°F while the living room sits at 71°F, and nobody argues.

Larger homes sometimes need two outdoor units instead of one — either because the total load exceeds what a single condenser can carry, or because line-set runs to the far end of the house get impractical.

Sizing is per-zone, not per-house

This is where whole-house ductless is genuinely different from ducted. A ducted heat pump is sized once for the whole house and the duct system distributes it. Ductless is sized room by room: this bedroom needs 6,000 BTU, that great room needs 18,000, the bonus room over the garage needs 12,000 because it has five exterior surfaces.

Get those numbers from a real Manual J load calculation, not a chart on a box. Oversized heads short-cycle, remove less humidity, and wear out early. Undersized heads run flat out and still lose ground on the coldest night of the year.

Where whole-house ductless wins in Puget Sound

  • Homes with no ductwork. Older Tacoma and Seattle bungalows, Federal Way and Kent homes with electric baseboard, cabins, converted spaces. Retrofitting duct into a finished house means soffits, dropped ceilings, and lost closets.
  • Homes with bad ductwork. If the existing duct is undersized, leaking, or crushed in a wet crawl space, you're buying two projects. Ductless skips one of them.
  • Open floor plans. A great room, dining and kitchen that flow together can often be carried by one well-placed head.
  • Homes where zoning matters. Two-story houses, home offices, guest wings, in-law setups. Per-room control is a comfort upgrade a single-thermostat system can't match.
  • Baseboard conversions. These are the classic rebate case and the biggest operating-cost drop. Heat pumps typically cut heating costs 30–50% versus electric resistance.

Where it gets complicated

Doors are the real limit

Mini-splits heat the space they're mounted in. Air doesn't turn corners or travel down hallways on its own. A closed bedroom door with no head inside it will be colder than the living room, period. Some homeowners are fine with that — sleeping cool is a feature. Others aren't, and they need to know before the crew shows up.

Head count adds up fast

A chopped-up 2,200 sq ft house with four bedrooms, a den and two living areas might need five or six zones to be genuinely comfortable everywhere. At that point the price starts approaching — sometimes exceeding — a ducted system, and you should price both. We say that out loud on estimates all the time.

Wall space and looks

Every head is a visible white rectangle high on a wall, plus a small line-set chase running outside to the condenser. Ceiling cassettes and low-wall units exist for tricky rooms. Most people stop noticing within a week; some never make peace with it. Worth knowing about yourself before you sign.

Single-zone installs sit at the bottom of the ductless range. Whole-house systems with three to five heads sit at the top or above it, because you're paying per zone: another indoor unit, another line set, another set of penetrations, another drain path.

The hybrid nobody talks about

You don't have to pick a side. Some of the best-designed systems we install are mixed: a ducted heat pump handling the main floor through existing duct, plus one or two ductless heads for the rooms the duct never served properly — a bonus room over the garage, a finished basement, an addition.

Rebates: check the meter, not the map

Converting electric resistance heat to a qualifying ductless system is exactly the case PSE's rebate money is aimed at, with up to $4,400 available on qualifying heat pump installations depending on what you're replacing and what you install.

Two things to get right:

  1. Rebates follow the utility that bills your electricity. Most of our service area is Puget Sound Energy, but Tacoma, Fircrest, University Place and Fife are Tacoma Power; Seattle is City Light; Gig Harbor and Fox Island are Peninsula Light; Parkland and Spanaway are member-owned mutuals. Those all have their own programs, or none.
  2. From April 2, 2026, PSE rebates require a PSE-certified installer. Varsity is PSE Certified, and we file the paperwork. Programs change — we confirm your current eligibility before you commit.

The federal 25C tax credit ended December 31, 2025. No 2026 install qualifies, and anyone telling you otherwise is guessing.

What a good estimate should include

  • A room-by-room load calculation, not a square-footage rule of thumb
  • A clear list of which rooms get a head and which don't, and why
  • Electrical scope — each system needs a dedicated 208/230V circuit
  • Line-set routing and outdoor unit placement, including salt-air considerations for waterfront homes
  • The permit, pulled before work starts
  • Good, Better, Best equipment tiers with real prices attached

Most single-zone installs are done in a day. Complex multi-zone systems can run two.
