Every propane home in the Gig Harbor area has the same two pieces of scenery: a white tank on a gravel pad somewhere near the treeline, and a delivery truck that shows up on somebody else's schedule at somebody else's price. Much of the peninsula never got a natural gas main, so propane became the default. It works. It's also the fuel most homeowners out here are quickest to leave once they run the numbers.
Here's the honest version of what switching costs, what it saves, and the one local detail almost every online rebate article gets wrong about Gig Harbor.
Why propane is the fuel most worth leaving here
Propane isn't metered like gas or electricity. It's a delivered commodity, priced per gallon, and that price moves with the market, your delivery route, your tank size, and whether you pre-buy. Two neighbors on the same street can pay meaningfully different rates for the same fuel in the same month.
A propane furnace also does exactly one job. It heats. If you want cooling for the four or five weeks a year this region genuinely needs it, that's a separate system and a separate check.
A heat pump replaces both. One outdoor unit, one indoor unit, heating and air conditioning in the same box, running on electricity from a hydro-heavy regional grid. That's the structural reason the switch pencils out here even before anybody argues about efficiency ratings.
What the switch actually costs in Gig Harbor

If your propane furnace is ducted
This is the cleaner conversion. The furnace comes out, an air handler or a matched indoor coil goes in, the outdoor unit gets set on a pad, and your existing duct system does the distribution work it already does. We inspect the ducts first, because a heat pump moves air at lower temperatures for longer runtimes and leaky or undersized ducts show up faster than they did with 130-degree propane air.
If your home has no ducts
Older peninsula cabins, additions, and homes heated by a propane stove or wall furnace often have no duct system at all. Retrofitting ducts into a finished home is invasive and expensive, so ductless mini-splits are usually the smarter buy. One outdoor unit feeds wall or ceiling heads in the rooms that matter, and each room gets its own setpoint.
The rebate detail everyone gets wrong about Gig Harbor
Rebates follow the meter, not the county line. This is the single most common mistake in HVAC content aimed at Pierce County homeowners.
Gig Harbor's electricity is supplied by Peninsula Light Company, a member-owned cooperative — not Puget Sound Energy. And a propane home is not a PSE natural gas customer either. So the up-to-$4,400 PSE rebate figure you see advertised across the region is generally not the program operating at your address, no matter how many blogs assume Pierce County equals PSE.
What we do: confirm which utility actually bills your address, check what that utility currently offers for qualifying heat pump installations, and handle the paperwork where a program applies. Programs change constantly, so we verify at the estimate rather than promising a number in an ad. For context, Varsity is a PSE Certified Contractor for the customers we serve who are on PSE, which matters because from April 2, 2026 PSE rebates require a PSE-certified installer.
One more thing worth saying plainly: the federal 25C tax credit, which used to hand back up to $2,000 on a qualifying heat pump, ended December 31, 2025. No 2026 installation qualifies. Anyone still selling that credit is selling something that doesn't exist.
Will it keep up at 29 degrees?
Yes, and Gig Harbor has an easier job than most of our service area. Washington's state energy code lists a 29 degree winter design temperature for the Gig Harbor and Fox Island area — the mildest tier we work in, and twelve degrees warmer than Olympia's 17 degrees. That's comfortably inside the range where modern heat pumps deliver full output at high efficiency.
What decides comfort here isn't the weather, it's the sizing. A real Manual J load calculation weighing insulation, window area, ceiling height and layout is the only accurate way to pick equipment. Salt air is a real design factor out here
Harbor-side, Colvos Passage, Horsehead Bay, Artondale waterfront — these homes sit in salt-laden air, and salt accelerates corrosion on outdoor coils and cabinet hardware. For coastal properties we recommend corrosion-resistant coil coatings such as BlueFin or Gold Fin, careful placement out of direct spray and prevailing wind, and semi-annual maintenance instead of annual.
That's not an upsell reflex. A coil that pits out in year eight turns a 20-year system into a 10-year system, and the coating costs a fraction of a compressor.
When keeping propane is the right answer
Honest answer, because sometimes it is:
- Your propane furnace is only a few years old and running well. Keeping it as automatic backup in a hybrid configuration costs nothing extra beyond the controls, and you still get heat pump efficiency for the bulk of the season.
- You rely on propane for other things. Ranges, fireplaces, tankless water heaters and standby generators all keep the tank earning its keep. The switch just changes how often the truck comes.
- You're selling within a year or two. The comfort upgrade is real, but the operating savings accrue to the next owner.
What doesn't hold up is replacing a failed propane furnace with another propane furnace out of habit, on a peninsula where you'd be buying heating only, at fuel prices you don't control.
