There are still hundreds of homes around Lakewood burning heating oil. Mid-century ramblers near American Lake, older houses off Gravelly Lake Drive, additions built before natural gas ever reached the block. The furnace works, more or less. The tank gets filled when the gauge drops. And every year the bill for that fill feels a little more absurd.

Here is the honest version of what it costs to get off oil in Lakewood, what the real complications are, and where the rebate money actually comes from here — because it is not where most homeowners assume.

Why oil is the hardest heating fuel to defend in 2026

We are not going to hand you a made-up percentage. Pull your last three delivery receipts, add up the gallons and the dollars, and you will have a better number than any national average.

What we can tell you from the equipment side:

  • Oil furnaces age hard. Burner nozzles, electrodes, filters and flue components all need regular attention. Parts availability on 25- and 30-year-old units gets thin.
  • You are buying fuel on somebody else's schedule. Delivery minimums and winter price spikes are not something you control.
  • Every oil system carries a tank liability. Buried steel tanks are the ones that turn into a real problem, and that problem does not improve with time.
  • Oil gives you heat only. No cooling. In a region that now sees genuine summer heat, that is half a system.

A heat pump answers all four at once. It runs on the electric meter you already have, it needs no fuel deliveries, and it air conditions the house in August using the same equipment.

The ducted path

If your oil furnace feeds a duct system in reasonable shape, this is usually the cleanest move. The oil furnace and its flue come out, an air handler goes in the same spot, an outdoor unit goes on a pad outside, and the duct system stays. One caveat we bring up on nearly every oil conversion: oil furnaces pushed very hot air through relatively small ducts. Heat pumps deliver cooler air at higher volume. The ductless path

Some Lakewood oil houses have gravity ducts or no usable duct system at all — a converted attic, an addition on its own circuit, a basement finished decades ago. The oil tank is a separate job — and that is a good thing

This is the part that catches homeowners off guard, so we say it up front: we do not price or perform oil tank work. Varsity is an HVAC contractor. Tank decommissioning and removal are regulated work for a licensed tank contractor.

What that means practically:

  1. Basement or above-ground tanks are usually the simpler case. They get pumped, cleaned and removed.
  2. Buried tanks are the ones to deal with deliberately. Decommissioning is regulated in Washington and the paperwork matters if you ever sell the house.
  3. Sequencing is flexible. The heat pump does not have to wait on the tank. We commonly install the new system first so the house has heat and cooling, then the tank crew works on their own timeline.

Rebates in Lakewood follow the meter, not the county

This is where a lot of online advice gets Lakewood wrong. You will read that Puget Sound Energy pays up to $4,400 toward a qualifying heat pump. True — for PSE customers.

Lakewood's electricity comes from Tacoma Power or Lakeview Light & Power depending on your address. Not PSE. Which means the headline PSE rebate generally is not the program that applies to a Lakewood heat pump, even though PSE may deliver natural gas on your street.

What that leaves:

  • Tacoma Power runs its own efficiency incentives and financing options for qualifying customers.
  • Lakeview Light & Power is a separate utility with its own programs.
  • The federal 25C tax credit ended December 31, 2025. No 2026 installation qualifies. Anyone telling you otherwise is working from stale material.
  • Income-qualified state programs exist for households at or below 150% of area median income.

Programs change constantly. We confirm current eligibility for your specific address and handle the paperwork on whatever you do qualify for. And where a neighboring address is on PSE, note that from April 2, 2026 PSE rebates require a PSE-certified installer — Varsity is one.

Lakewood's climate makes this easy

Washington's energy code lists Lakewood at a 29°F winter design temperature. That is the mildest tier in our entire 45-city service area — twelve degrees warmer than Olympia, twenty minutes down I-5.

What that means for an oil conversion: a correctly sized heat pump carries the house through a normal Lakewood winter without leaning on backup heat. There is no cold-climate drama to manage here. Electric heat strips in the air handler cover the outlier nights, and they rarely run.

Sizing still matters, though. Every estimate we write includes a Manual J load calculation against that 29°F number at no extra charge.
