Gig Harbor is one of the more expensive places in our service area to install a heat pump, and one of the easier places to run one. Both of those things are true at the same time, and understanding why saves you from being either overcharged or undersold.
Here's the honest breakdown from a Federal Way company that installs across the Narrows regularly.
The short answer on price
Gig Harbor sits in our luxury market tier alongside Bellevue and Fox Island. These are installed prices — equipment, labor, materials, permit.

Where you land inside those ranges depends on five things: the size of the house and its measured heat load, the condition of existing ductwork, the number of zones, the equipment tier you choose, and site conditions. Nobody can quote you accurately over the phone, and anyone who does is guessing.

Why Gig Harbor sits at the top of our range
We don't apply a premium because of the zip code on the mailbox. The premium exists because the work is genuinely different.
Bigger homes, bigger loads
A 3,400 square foot view home with vaulted ceilings and a wall of west-facing glass is not the same load calculation as a 1,600 square foot rambler. More tonnage, larger air handler, longer duct runs, sometimes two systems instead of one. Every Varsity estimate includes a real Manual J load calculation at no extra cost, because square footage alone can't size a system in a house like that.
Site access and equipment placement
Hillside lots, long driveways, crawl spaces you have to crab-walk through, and outdoor units that have to go where they won't wreck a water view. Longer refrigerant line sets, longer electrical runs, and more labor hours to place a unit properly on a steep lot all show up on the proposal.
Salt air changes the spec
Homes near the water take on salt exposure that inland homes never see, and salt eats aluminum coil fins and steel cabinets. On waterfront and near-water Gig Harbor properties we recommend corrosion-resistant coil coatings — BlueFin or Gold Fin — and semi-annual maintenance instead of annual. That's a modest upgrade cost that buys you years of equipment life. Skipping it on a home 200 feet off the water is a false economy.
Rebates in Gig Harbor: read the meter, not the county
This is the part most Gig Harbor homeowners get wrong, and it's not their fault — the whole region is blanketed with "up to $4,400 in PSE rebates" messaging.
Your electricity doesn't come from PSE
Gig Harbor's electric utility is Peninsula Light Company, a member-owned cooperative. Fox Island too. That means the PSE electric-resistance conversion rebate that a homeowner in Puyallup or Federal Way can claim does not apply to your power account. Peninsula Light runs its own member programs, and those are the ones worth asking about.
We will tell you this before you sign anything. A contractor who promises you a PSE electric rebate on a Peninsula Light meter either hasn't checked or is hoping you won't.
If PSE bills your natural gas
Gig Harbor does have PSE natural gas service. If you're converting from a gas furnace, that changes the conversation — there are gas-conversion incentive paths, including income-qualified programs, that are worth checking against your specific account and equipment. Programs change constantly, so we confirm your current eligibility at the estimate and handle the paperwork on whatever you qualify for.
One genuine differentiator worth knowing: as of April 2, 2026, PSE rebates require the installation to be performed by a PSE-certified installer. The federal credit is gone
The federal 25C tax credit — up to $2,000 toward a qualifying heat pump — ended December 31, 2025. No 2026 installation qualifies. If a salesperson mentions it, that's a red flag about the rest of what they're telling you.
29°F is why heat pumps work so well here
Washington's energy code lists Gig Harbor at a 29°F winter outdoor design temperature — tied for the mildest in our entire 45-city service area, and twelve degrees warmer than Olympia. That number is what every load calculation gets run against.
Practically, it means a correctly sized heat pump carries a Gig Harbor home through winter without leaning on backup heat in any normal cold snap. No cold-climate scare tactics needed, and no reason to oversize "just in case." Oversizing is the more common mistake here: an oversized single-stage system short-cycles, swings temperatures, removes less humidity, and wears out early.
The marine air cuts the other way in summer. Gig Harbor's cooling season is short but the heat events are real, and a heat pump gives you air conditioning as part of the same box. That's the argument that convinces most homeowners here — you're not just replacing heat, you're adding cooling you didn't have.
Ducted or ductless in Gig Harbor
The housing stock splits cleanly.
- Newer view and neighborhood homes with good ductwork. Ducted heat pump, $15,000 – $24,300. The system disappears into the mechanical space, one thermostat, whole-home comfort. If your ducts are 25+ years old, expect duct repair or replacement in the conversation.
- Older harbor-area cottages, remodels and additions with no ducts. Ductless mini-splits, $10,000 – $18,900 depending on zone count. Retrofitting ductwork into a finished home with plaster walls and low crawl space is invasive and expensive; mini-splits skip that entirely and give you per-room control.
- Detached shops, ADUs and bonus rooms over garages. Single-zone mini-split, typically the low end of the ductless range once the space is insulated.
- Healthy young gas furnace you're not ready to replace. A hybrid setup keeping the furnace as backup is a legitimate answer. We'll say so if that's the better spend.
What's in the price, and what isn't
Included on every Varsity install: the load calculation, the mechanical permit and inspection, warranty registration, and a 10-year parts and 10-year labor warranty. Most jobs finish in one day.
Not automatically included, and worth asking any bidder about: ductwork repair or replacement, electrical work if your panel can't carry the new circuit, condensate handling, and corrosion-resistant equipment on coastal sites. When a bid comes in thousands below everyone else's, one of those four is usually missing from it.
When repair is the right call
We'd rather tell you the truth than sell you a system. If your heat pump is under about 10 years old and the repair costs less than half a replacement, repair it — repairs here run $200 to $2,000. If it's 12 to 15 years old, facing a four-figure repair, or still running R-22 refrigerant, replacement math starts winning, and a well-maintained system in this mild climate should give you 15 to 20 years.
