Every spring the postcards show up: $79 AC tune-up special! Then the technician arrives, spends twenty minutes, and leaves behind a quote for $2,400 of "recommended" work. That's the version of this service that gives it a bad name.

Here's the honest version — what a real tune-up costs in the Puget Sound region, what should actually happen during one, and the specific situations where we'll tell you to keep your money.

The short answer on price

A straightforward AC tune-up sits at the bottom of the $150 to $1,500 range we quote for AC service work. It's a visit, not a project. In affluent and luxury markets that band runs slightly higher, but the tune-up itself is still the cheapest thing on the menu.

What moves the number:

  • How many systems. A furnace plus a separate condenser is more work than one heat pump.
  • Access. A rooftop or tight crawl-space air handler takes longer than a garage cabinet.
  • Condition. A coil that hasn't been cleaned in eight years is a cleaning job, not a check.

What should not move the number: manufactured urgency, or a "free" inspection that exists to sell you a system. If the price is suspiciously low, the visit is a lead-generation appointment wearing a tune-up costume.

What a real AC tune-up actually includes

There's no state-mandated definition, which is exactly why the price varies so much. Ask any contractor for the task list before you book.

The checklist that matters

  1. Refrigerant charge verified against the manufacturer's target — measured with gauges and temperature readings, not eyeballed. A system 10% low on charge loses capacity and works the compressor harder.
  2. Outdoor coil cleaned. This is the single highest-value item in our climate. Cottonwood fluff in June and wildfire smoke residue in August both blanket condenser fins.
  3. Indoor coil and drain pan inspected, condensate line cleared. A plugged drain is how a cooling problem becomes a drywall problem.
  4. Electrical checked — capacitor microfarads under load, contactor pitting, wire connections tightened, amp draw on the compressor and fan motor compared to nameplate.
  5. Blower and filter inspected, static pressure sampled if airflow looks wrong.
  6. Temperature split measured across the indoor coil — the fastest honest read on whether the system is performing.
  7. Thermostat operation and safety controls tested.

If a "tune-up" doesn't include gauges on the system and a coil cleaning, it's a walk-around.

What "tune-up" sometimes means instead

Some of the cheapest advertised specials are 15-minute visual inspections designed to end with a replacement pitch. That's not illegal, it's just not maintenance. You can spot it in the quote: no measured readings, no before-and-after photos, and a replacement proposal that arrives before a repair price does.

Why the math is different in Western Washington

This is where national advice stops applying. In Phoenix an air conditioner runs 2,000 hours a year. In Federal Way, Kent or Olympia it might run 200 — a few weeks in July and August, plus whatever heat dome the year decides to hand us.

Less runtime means less mechanical wear, which is genuinely good news: it's part of why HVAC equipment tends to last longer here. It also means the "tune-ups pay for themselves in energy savings" pitch is weaker in Puget Sound than the manufacturer brochure implies. The real returns here are different:

  • Catching a $200 capacitor before it becomes a July no-cool call. Demand for cooling service spikes hard during a heat wave, and everyone in the region calls the same week.
  • Salt air. Coastal homes — Des Moines, Burien, Normandy Park, Steilacoom, Gig Harbor, Fox Island, Port Orchard — get accelerated corrosion on outdoor coils and cabinets. Semi-annual attention and corrosion-resistant coil coatings are worth it there in a way they aren't inland.
  • Smoke season. Late-summer wildfire smoke loads up filters and coils fast. A September filter change after a smoke event does more good than most spring tune-ups.
  • Damp crawl spaces. Our ducts and air handlers live in wetter, cooler spaces than most of the country. Drain and pan inspection matters.

When a tune-up is worth every dollar

  • The system is under roughly 12 years old and you're keeping the house. You're protecting equipment with real remaining life.
  • You're within a mile or two of salt water. Corrosion is the local killer of outdoor units.
  • Your manufacturer warranty requires documented maintenance. Some claims get denied without service records. Worth checking your paperwork.
  • It's a heat pump, not an AC. A heat pump runs in both seasons, so it accumulates in one year what a Puget Sound air conditioner accumulates in three. Two visits a year is reasonable.
  • Something changed. Louder than last summer, longer run times, weaker airflow, a new smell. That's not a tune-up — that's a diagnostic, and it's the better call.

When to skip it

We say this often enough that it's part of the brand: sometimes the honest answer is don't buy the thing.

  • The unit is 15-plus years old and limping. A tune-up doesn't reverse age. Get a diagnostic and the replacement math instead.
  • It still uses R-22 refrigerant. Supply is scarce and expensive. Money spent maintaining an R-22 system is money you won't get back at replacement time.
  • You've already decided to replace this year. Put the tune-up fee toward the install.
  • Nothing is wrong and you had one last spring. Annual is enough for a lightly used inland AC. Twice a year on an AC that runs six weeks is a subscription, not maintenance.
  • The house has no cooling problem you can name and the filter is clean. Change the filter, hose the leaves off the condenser, and call us if July goes sideways. That's a legitimate plan.

When the smarter money is a replacement

If you're weighing a repeat repair against new equipment, run the numbers before you spend again.
