Bonney Lake sits up on the plateau, and that changes the math on heating equipment more than most homeowners expect. Washington's energy code lists Bonney Lake at a 19°F winter design temperature — the same as Sumner, Buckley and Orting, and a full ten degrees colder than Tacoma twenty-five minutes down the hill. Same county. Very different load calculation.

Bonney Lake prices as a standard market — no plateau premium, no waterfront premium. Homes in Bellevue, Gig Harbor or Fox Island pay 15 to 35% more for the same equipment because of market tier. That is not the case here, and anyone quoting you like it is should explain why.
A ducted heat pump at $12,000 to $18,000 replaces your heating and your air conditioning in one system. That single fact is why the comparison against a $4,000 to $8,000 furnace swap is never as lopsided as it first looks.
Why 19°F matters on the plateau
Cold air pools and settles. Bonney Lake and the Sumner–Puyallup valley below it both run colder on design day than the shoreline cities, and the plateau's elevation and open exposure add wind on top of it.
What that means practically:
- Sizing has to be real. A load calculation run against 19°F produces a different answer than one run against 29°F for the same floor plan. Square-footage rules of thumb fail in both directions here.
- Backup heat should be a backstop, not the main event. A correctly sized heat pump carries a Bonney Lake winter. If a system leans on electric strip heat every January, it was undersized or set up wrong.
- This is still excellent heat pump country. Nineteen degrees is a design minimum, hit for a handful of hours a year. Modern equipment delivers full output well below it. Nobody on the plateau needs to be scared out of a heat pump.
Pricing by Bonney Lake home type
Plateau subdivisions (1990s through 2010s two-stories)
This is the most common Bonney Lake job and the most predictable one. These homes came with ducted forced air, usually a PSE gas furnace, a reasonably tight envelope and an outdoor spot already framed for a condenser.
Expect $12,000 to $16,000 for a mid-tier ducted heat pump, with the top of the range reserved for larger square footage, higher-efficiency variable-speed equipment or a needed electrical circuit. Existing ductwork is usually reusable. Most of these are one-day installs.
The common upsell trap: a two-story plateau home with a single main-floor thermostat is often uneven upstairs, and that is a duct and zoning problem, not a bigger-equipment problem. Oversizing to fix it makes it worse.
Ramblers and split-levels
Older single-level and split-level homes off Old Buckley Highway and around the lake typically land $12,000 to $15,000 ducted. Lower loads, but more surprises: undersized returns, crushed crawl-space flex duct, or a plenum that has to be rebuilt to fit modern equipment. If the ducts are past saving, budget the ductwork line separately rather than pretending a new furnace cabinet fixes airflow.
Lake Tapps cabins and converted seasonal homes
Some of the oldest housing stock around the lake started as summer places. Additions got stapled on, and a lot of these homes heat with baseboards, wall heaters or a wood stove — no ductwork anywhere.
Retrofitting ducts into a finished, low-crawl-space house is invasive and expensive. Ductless mini-splits are usually the smarter buy: $8,000 to $10,000 for a single-zone system covering an open main living area, $10,000 to $14,000 for three or four heads covering bedrooms and additions. Baseboard-to-ductless is also the classic PSE electric-resistance conversion case.
Manufactured homes
Manufactured homes need equipment matched to their duct trunk and crossover design, and the outdoor unit needs a properly built pad. Ducted systems here often work out, but a mini-split can be the cleaner answer when the belly duct is compromised. These generally price at the lower end — $10,000 to $14,000 ducted, $8,000 to $12,000 ductless.
Larger homes on acreage toward Buckley and Sumner
Once you're over roughly 2,800 square feet, or dealing with a bonus room over a garage, expect $15,000 to $18,000 and a serious conversation about zoning or a supplemental ductless head. Two-stage or variable-speed equipment earns its money in these houses because the load swings so much room to room.
What actually moves your number
- Load calculation result. Tons drive equipment cost more than anything else.
- Ductwork condition. Reusable ducts keep you in the base range. Rebuilt trunks and returns add real dollars.
- Equipment tier. Good, Better, Best — single-stage to variable-speed. Same install labor, different box.
- Zone count on ductless systems. Each head and line set is labor.
- Electrical. Most homes with a 100-amp panel or larger need no upgrade; a full or 60-amp panel does.
- Site conditions. Pad location, line set routing, crawl-space access, permit review.

PSE rebates in Bonney Lake
Good news here: Bonney Lake is straightforward PSE territory for both electricity and natural gas. There is no utility-boundary puzzle like there is in Renton, Burien or Tacoma. If PSE bills you, PSE's programs are on the table.
The sitewide number is up to $4,400 toward a qualifying heat pump when it replaces an existing electric or fossil-fuel system. The exact amount depends on the system you're replacing and the equipment you install — a baseboard conversion and an income-qualified gas conversion are different amounts. Programs change, so we confirm your current eligibility and handle the paperwork.
Two things to know before you sign anything:
- The federal 25C tax credit ended December 31, 2025. No 2026 install qualifies. Any contractor still quoting it as a $2,000 discount is either out of date or hoping you are.

Should you keep the gas furnace?
Honest answer: sometimes. If your PSE gas furnace is only five or six years old and running well, a hybrid setup keeps it as automatic backup and costs about the same as a standalone ducted heat pump, because the expensive part is the outdoor unit and the coil. On a 19°F plateau lot that backup is genuinely useful insurance during a wind-driven cold snap.
If the furnace is 12-plus years old, replacing both at once is usually the better spend. And if you were already planning to add air conditioning, price the heat pump first — you'd be buying an outdoor unit either way.

Get a load calculation, not a guess. Get the ductwork inspected before anyone quotes equipment. Confirm your installer is PSE-certified. And compare written proposals with Good, Better and Best tiers side by side instead of chasing the lowest single number.
