It's 41 degrees outside, the house is 61 inside, and the furnace is doing absolutely nothing. No blower. No click. No hum.
Before you book anything, spend ten minutes on the list below. A meaningful share of the no-heat calls we take in Federal Way, Kent, Puyallup and Olympia end with a switch, a breaker, or a panel that wasn't seated — things you can fix yourself for free. We'd rather tell you that on the internet than charge you to find out in your hallway.
One exception before you start: if you smell gas, leave the house first and call your gas utility from outside. Nothing below is worth doing in a house that smells like gas.
The four free checks, in order
1. The switch on the side of the furnace
There is a switch that looks exactly like a hallway light switch mounted on or near the furnace cabinet. It's the service disconnect, and code requires it. It is also the single most common reason a healthy furnace "dies." Painters flip it. Cleaners flip it. Anyone groping for a light in a dark closet or crawl space flips it.
Flip it on, wait five minutes, and see if the furnace goes through its startup sequence.
2. The breaker
Go to the panel and look for a breaker labeled furnace, air handler, or HVAC. A tripped breaker isn't always obviously halfway — push it firmly to OFF, then back to ON.
If it trips again right away, stop. A breaker that won't hold is telling you something is drawing current it shouldn't — usually a seized blower motor or a shorted component. That's a diagnostic call, not a reset game.
3. The thermostat
Three things to verify:
- Mode is HEAT, not COOL, not OFF, not AUTO-that-someone-set-to-65.
- Setpoint is at least three degrees above room temperature. Some thermostats have a wide swing before they call for heat.
- Batteries. A blank or dim screen on a battery-powered thermostat is a dead giveaway. Replace them even if the screen still lights up — weak batteries cause intermittent, maddening behavior.
Quick diagnostic: set the fan to ON with the system in HEAT. If the blower spins up, the thermostat has power and the control board is alive, which points the problem toward the heating side rather than the controls.
4. The access panel
Most furnaces have a door safety switch that cuts all power when the front panel is off. If someone changed a filter and didn't reseat that panel — or seated it slightly crooked — the furnace is dead by design.
Pop the panel off and firmly reinstall it. Make sure it clicks into place and presses the plunger switch behind it.
The second tier: check it, don't fix it
These are things you can look at that tell you why the furnace stopped. Some you can clear yourself. Some are symptoms of a real failure.
The air filter
A filter packed solid with dust chokes airflow, the furnace overheats, and the high-limit switch shuts it down. Sometimes it won't restart at all until it cools. Pull the filter. If light won't pass through it, replace it.
Also worth knowing: chronic overheating from a starved filter is one of the fastest ways to crack a heat exchanger. Filters are the cheapest maintenance in your house.
The condensate drain (high-efficiency furnaces only)
If your furnace vents through white PVC pipe instead of a metal flue, it's a condensing unit and it produces water. That water drains through a small line, often into a pump in a Puget Sound basement or crawl space. Every one of those systems has a float switch that shuts the furnace down when water backs up.
A clogged drain line or a failed condensate pump is a very common no-heat cause here, and it's cheap to fix. If you see standing water in the drain pan or around the furnace base, that's your answer.
The gas supply
If your gas water heater and range are also out, the problem isn't the furnace — it's the gas service or the meter, and that's a utility call. If gas appliances elsewhere work fine, check that the shutoff valve on the gas line at the furnace is in the open position (handle parallel to the pipe).
The status light
Pull the panel and look for a small LED inside. Nearly every modern furnace flashes a diagnostic code, and the legend is usually printed on the inside of the door. Count the flashes and write down the pattern. You don't need to interpret it — but telling us "three flashes, repeating" over the phone means our technician arrives with the likely part already on the van.
What it means when the furnace tries and quits
A furnace that clicks, hums, or fires briefly and then shuts down is a different problem than one that's fully dead. Common culprits:

A furnace that locks out after three or four failed ignition attempts is protecting you, not failing you. One reset to clear a fluke is fine. Two lockouts in a row means stop resetting and call — repeatedly forcing ignition attempts can push unburned gas where it doesn't belong.
What the real repairs cost
In standard Puget Sound markets, furnace repair runs $150 to $1,500, and $175 to $1,800 in affluent markets. Flame sensors and igniters sit near the low end. Control boards, gas valves and blower motors sit toward the top. Our technician diagnoses the problem and gives you a price before any work starts — no work happens because a truck showed up.
One repair that isn't a repair: a cracked heat exchanger. That's a safety shutdown, not a fix, and it turns into a replacement conversation. Furnace replacement runs $4,000 to $8,000 installed in standard markets, most of it done in one day, with a 10-year parts and labor warranty on everything we install.

Repair it or replace it
Our rule, stated plainly:
- Under 15 years old, repair under half the cost of new — fix it and keep going.
- 15+ years old, four-figure repair — price replacement before you spend the money.
- Cracked heat exchanger, at any age — replace.
And if the furnace is already on borrowed time, this is the moment to at least look at the alternative. A ducted heat pump replaces heating and air conditioning in one system and can qualify for up to $4,400 in PSE rebates when it replaces an existing electric or fossil-fuel system — the exact amount depends on what you're replacing and what you install. When to stop and call us
Call if the breaker trips again after a reset, if the furnace locks out twice, if you see water pooling at the base, if there's a burning smell that doesn't clear in ten minutes, or if you've worked the four free checks and nothing changed.
