Most homeowners find out what a furnace tune-up is worth on the coldest night of the year, when the burners fail to light and the house drops four degrees an hour. The frustrating part is that the failure was usually visible months earlier, sitting inside the cabinet as a cracked igniter, a soot-glazed flame sensor, or a capacitor reading half its rated value.

Here is what a real maintenance visit costs in Washington, what should be on the technician's list, and — just as honestly — when paying for one is a waste of your money.

What a furnace tune-up costs here

A straightforward annual tune-up is the smallest job on our board. It sits at the very bottom of the $150 to $1,500 range we quote for diagnostic and repair work on gas furnaces in standard Puget Sound markets. Affluent markets like Seattle, Maple Valley, Normandy Park, Black Diamond, Steilacoom and Fircrest run modestly higher, in the $175 to $1,800 band.

The reason there is no single sticker price is that "tune-up" means wildly different things across this industry. Some visits are 25 minutes and a checkbox sheet. A real one takes 60 to 90 minutes because combustion testing and airflow verification take time to do properly.

Ask any company for their written checklist before you book. If they can't produce one, you already know what you're buying.

What a real maintenance visit includes

Combustion and safety

This is the part that justifies the visit on its own, because a gas appliance burning fuel inside your house deserves more than a glance.

  • Heat exchanger inspection. Visual and, where accessible, camera inspection for cracks or corrosion. A cracked heat exchanger is a shutdown, not a repair line item.
  • Burner inspection and cleaning. Rust flakes, spider webs and dust change the flame pattern and the burn.
  • Flame sensor cleaning. A film of oxidation on this small metal rod is one of the most common causes of a furnace that lights, runs eight seconds, then shuts off.
  • Igniter condition. Hot surface igniters fail predictably. Checking resistance tells you whether this one has a season left in it.
  • Flue and venting check. Draft verification, secure connections, no blockage. On condensing furnaces, we also check the PVC intake and exhaust terminations outside, which in Puget Sound frequently means clearing blackberry growth, moss or a bird nest.
  • Gas pressure and combustion readings. Manifold pressure to spec, and readings that confirm the unit is burning cleanly.
  • Carbon monoxide test. Non-negotiable.

Airflow and the blower side

More furnaces here are limited by airflow than by fuel. Our long, damp heating season loads filters faster than people expect.

  • Filter condition, correct size, correct direction, and a real conversation about MERV rating versus static pressure.
  • Blower wheel inspection. A blower caked in dust moves dramatically less air, which drives up temperature rise and shortens the life of everything downstream.
  • Temperature rise measured against the nameplate range. If it's high, something is wrong — usually a dirty filter, a collapsed flex duct, or closed registers.
  • Return and supply duct spot check for disconnected runs and crushed flex, which are common under Puget Sound crawl spaces.
  • Condensate drain and trap on high-efficiency units. A plugged trap will lock the furnace out on a pressure switch fault, and it always seems to happen in January.

Electrical and controls

  • Capacitor tested under load, not just eyeballed.
  • Amp draw on the blower motor and inducer.
  • Safety switches, limit switches and pressure switches verified rather than bypassed.
  • Thermostat calibration, staging behavior, and battery replacement where applicable.
  • Wiring inspection for loose connections and rodent damage, which we find far more often than homeowners want to hear.
If the invoice you're handed doesn't list actual readings — temperature rise, capacitor microfarads, gas pressure, CO — you didn't get a tune-up. You got a visit.

What a tune-up is not

A tune-up is cleaning, testing and adjustment. It does not include parts, and it is not a repair visit in disguise. If we find a failed igniter or a weak capacitor, you get a price first, and you decide. Nobody at Varsity starts turning wrenches on a four-figure repair because a technician was already in your garage.

It also doesn't make an old furnace new. A 20-year-old unit with a rusting heat exchanger gets an honest conversation, not a hopeful cleaning.

When to schedule it

Early fall — September and October — is the ideal window. Two reasons. First, discovering a dead igniter in September means we order the part and fix it on a weekday, not during the first hard freeze when every phone in the region is ringing. Second, scheduling is simply easier before the season starts.

Spring works too, particularly if you're planning a bigger project and want a clear picture of the equipment before you commit money to it.

Once a year is the right cadence for a gas furnace in this climate. Our heating season is long and mild rather than short and brutal, which means high total run hours on the blower and plenty of damp air moving through the cabinet.

When the tune-up becomes a bigger conversation

Sometimes the honest answer is that maintenance isn't the right spend. If the furnace is 15-plus years old, has a compromised heat exchanger, or is stacking up repairs, a tune-up is money spent to delay a decision you've already made.

At that point the real question is what replaces it. A furnace swap handles heating only. A ducted heat pump costs more up front but covers heating and cooling in one system, and it's the equipment PSE rebate money is aimed at — furnace replacements generally are not.
