Puyallup summers used to be short enough that people just opened a window. That stopped being a satisfying answer a while ago. The valley traps heat, upstairs bedrooms in South Hill two-stories turn into ovens by 4 p.m., and the same houses that are perfectly comfortable in February are miserable for three weeks in July and August.

So you start pricing air conditioning and immediately hit a wall of options that all sound reasonable. Here are the only three that actually matter, what each one really costs in this market, and how to figure out which one your house is built for.

Option 1: Window and portable units

The honest starting point. If you need one bedroom to be sleepable and nothing else, a window unit is the cheapest way to get there and you can install it yourself in an afternoon. No permit, no contractor, no financing conversation.

What you give up is real, though:

  • Noise, in the room you're trying to sleep in. The compressor is three feet from your head.
  • A window you can't use and, in most cases, a security compromise.
  • Whole-house comfort. Window units cool the room they're in and nothing else. The hallway stays hot.
  • Efficiency. A window unit is the least efficient cooling per dollar of electricity you can buy, and it does nothing for you in the winter.

We are not going to pretend this is a bad choice for everyone. If you're renting, selling in a year, or only need to fix one room, buy the window unit and skip the rest of this article. If you're staying in the house and you're tired of the whole upstairs being unlivable, keep reading.

Option 2: Add central AC to your existing furnace

This is the classic Puyallup retrofit. Most homes here already have a gas furnace and a duct system. Adding air conditioning means setting an outdoor condenser on a pad, installing an evaporator coil on top of the furnace, running a refrigerant line set and a condensate drain, and adding the electrical.

In standard Washington markets, adding central AC to existing equipment runs $5,000 to $12,000 installed. The spread is wide because three things vary a lot house to house.

What moves the price

  1. Whether the furnace blower can handle cooling. Cooling needs more airflow than heating. An older single-speed blower may not move enough air across the new coil, which means either a blower change or living with weak performance.
  2. Duct condition and sizing. Ducts sized for heating only are frequently undersized for cooling, and Puyallup's damp crawl spaces are hard on old sheet metal and flex. If the ducts are the real problem, adding a condenser won't fix it.
  3. Where the outdoor unit can legally and sensibly go. Setbacks, side-yard width, and — for homes near the historic downtown core — the City of Puyallup's historic register and downtown design standards, which can affect exterior equipment placement. We handle that review as part of the permit.

The catch worth saying out loud

If your furnace is 12 or more years old, you're about to spend five figures attaching a brand-new air conditioner to a heating system that may need replacing in a few winters. When that furnace goes, the coil and line set usually stay, but you're back in the driveway with another crew and another invoice. That's the scenario where option three gets interesting.

Option 3: A heat pump — cooling and heating in one system

A heat pump is an air conditioner that also runs backwards. In summer it cools exactly like central AC. In winter it moves heat into the house instead of burning fuel to make it. One outdoor unit, one system, both jobs.

In standard markets a ducted heat pump in Puyallup runs $12,000 to $18,000 installed. Replacement of an existing heat pump runs $10,000 to $16,000. Ductless mini-splits run $8,000 to $14,000 depending on how many zones you need.

Compare that to the alternative path: $4,000 to $8,000 for a furnace replacement plus $5,000 to $12,000 for AC, done separately, is the same money or more for two pieces of equipment instead of one.

Where Puyallup specifically comes in

Washington's energy code lists Puyallup at a 19°F winter design temperature — ten degrees colder than Tacoma, twenty minutes away — because cold air pools in the valley on clear nights. That matters for sizing, not for whether a heat pump works. Modern heat pumps deliver full comfort well below that range, and Western Washington remains one of the better heat pump climates in the country. It just means the load calculation has to be run against the real number for your address, not a regional average. Every Varsity estimate includes that calculation.

Rebates

Puyallup is straightforward Puget Sound Energy territory for both gas and electric, so PSE's programs are on the table here. PSE pays toward qualifying heat pump installations — up to $4,400 stacked, depending on what you're replacing and what you install. Standalone air conditioning generally does not qualify; the money is aimed at heat pumps.

Two things to know before you plan around it. The federal 25C tax credit ended December 31, 2025 — no 2026 installation qualifies. How to pick, in three questions

1. How old is the furnace?

Under 10 years and healthy: standalone AC is the cheaper, simpler near-term choice, and you keep the equipment you already paid for. Over 12 years: price the heat pump. You're likely replacing the furnace inside this decade anyway, and doing both jobs in one visit costs less than doing them in two.

2. Do you have usable ductwork?

Good ducts in decent shape favor a ducted system, AC or heat pump. No ducts — common in older homes closer to downtown — favors mini-splits, because cutting duct chases into a finished house is invasive and expensive. If the ducts exist but leak badly, sealing or replacing them belongs in the conversation before any new equipment goes in.

3. How many rooms are actually the problem?

If it's the whole house, go whole-house. If it's two upstairs bedrooms and everything else is fine, a two-zone mini-split can solve it for less than a full system — and it heats those rooms in winter too.

What we'd tell a neighbor

Most Puyallup homes with a working furnace and decent ducts land in one of two places: standalone AC now if the furnace is young, or a heat pump if it isn't. Window units are a legitimate stopgap and we'll say so. What we won't do is quote you a heat pump when a $700 duct modification and a healthy furnace would have fixed your comfort complaint.
